Guernsey Property Market: Stability, Strength, and Opportunity

Guernsey, News

Swoffers director Sophie Ephgrave gives an update on the current property market, and looks at why Guernsey is the perfect relocation destination.

In today’s world, where many property markets can fluctuate unpredictably, Guernsey stands apart for its consistency. Between January and August this year, total market sales reached £105.3 million – almost identical to the £106.3 million recorded in the same period last year. This steady performance reflects the strength and resilience of the island’s property sector.

And there are signs that momentum is building. Compared to last year, enquiries are already coming in at a noticeably higher rate. With a strong pipeline of sales already signed and scheduled for court completion in the months ahead, the final quarter of 2025 is shaping up to be busier than usual. Traditionally, this period is the most active of the year, and we are confident that 2025 will surpass 2024 in terms of both activity and overall performance.

Within this environment, we continue to lead the market, representing more than three-quarters of all Open Market sales by value. Our position as market leader is built not only on results, but on the personal, professional service we offer every client. Many buyers and sellers return to us time and again because they know their move will be handled with care, discretion, and expertise.

Decades of Expertise

Established in 1972, Swoffers has grown steadily over more than five decades to become the largest and most experienced property team on the island. Today, the firm employs more than 30 professionals, each bringing a wealth of local knowledge and market expertise. This scale allows us to not only deliver outstanding service but also to represent the widest selection of Open Market properties available for sale or rent.

Whether clients are seeking a contemporary apartment, a traditional Guernsey farmhouse, or a substantial coastal residence, our portfolio caters to a diverse range of tastes and budgets. This breadth of choice ensures that both newcomers and long-time residents can find the right property fit.

Why Guernsey?

Of course, a property is only part of the story. Increasingly, international buyers are drawn to Guernsey for the lifestyle it offers – one that blends security, community, and a unique island charm. Life here is safe and relaxed, with the added benefits of stunning coastlines, excellent schools, and a strong sense of community. But beyond lifestyle, there are significant financial advantages that make Guernsey particularly appealing.

As a well-regulated, low-tax jurisdiction, Guernsey has created an environment that welcomes newcomers. Relocation is remarkably straightforward: in most cases, the process is as simple as buying or renting an Open Market property. For families and individuals considering a move, this ease of transition is a major draw.

Tax Benefits for Residents

The island also offers long-term financial incentives that are hard to ignore. High net worth individuals who choose to make Guernsey their permanent or part-time home can take advantage of capped taxation:

  • Tax on non-Guernsey source income can be capped at £160,000 per year.
  • For those with both Guernsey and non-Guernsey source income, the cap rises to £320,000 annually.
  • Newcomers benefit from a special regime: a £60,000 cap on worldwide income, provided they purchase an Open Market property and pay £50,000 in document duty – equivalent to a purchase price of £1.36 million.

These caps sit alongside other attractive measures. Guernsey maintains a flat 20% income tax rate, a 0% corporate tax regime (with certain exemptions), and no inheritance tax, capital gains tax, death duties, VAT, or GST. For many international buyers, these advantages create a compelling financial case to complement the island’s lifestyle appeal.

Looking Ahead

With the final months of the year set to be busy and confidence running high for 2025, our outlook for the market is positive. As the largest and most trusted estate agency on the island, the firm is well positioned to guide clients through both the practical and financial aspects of relocating to Guernsey.

For those seeking not just a property, but a safe haven, a smart investment, and a unique way of life, Guernsey continues to deliver. And with Swoffers leading the way, the future of the island’s property market looks brighter than ever.
