Guernsey’s property market recorded a significant increase in activity during the second quarter of 2026, with Local Market transactions rising to 261 – 98 more than in the previous quarter and 66 more than the same period last year.
The latest figures from the States of Guernsey show that the mix-adjusted average purchase price for Local Market properties reached £608,844 in Q2, an increase of 0.8% on the previous quarter and 2.1% year-on-year. The average property price is now 20.4% higher than five years ago.
The figures reflect the changing mix of properties sold during the quarter rather than movements in the value of individual homes, but the underlying picture is one of a steady market with significantly improved transaction levels.
That increased activity is reflected in the experience of Swoffers, where demand has continued strongly into the current quarter. We currently have 78 Local Market properties under offer.
‘Nothing in the latest figures comes as a surprise to us,’ said Scott Ingrouille, Local Market negotiator at Swoffers.
‘It was a very busy quarter on the Local Market and that momentum has continued. We are seeing good levels of buyer activity, although the market remains price sensitive.’
Stock levels remain a key factor. While there is more choice in some parts of the market, we are finding that there is still a shortage of modern family homes in particular locations. When suitable properties do come to market, this can generate significant competition between buyers.
The Open Market has been particularly strong. There were 24 Open Market transactions in Q2, with a raw median price of £1.989m. Here at Swoffers we have seen strong demand from UK-based prospective purchasers and we have been responsible for around 70% of Open Market sales.

With transaction levels strengthening and demand continuing for well-priced, quality homes, the latest data suggests Guernsey’s property market is entering the second half of 2026 with a good degree of momentum.
