Relocating to Guernsey – Turning your new house into a home

Community, Guernsey

Relocating to Guernsey is a dream for many, offering a unique mix of stunning scenery, a relaxed pace of life, and a safe, welcoming community. But for those making the move, one of the biggest challenges is finding – or creating – the perfect home. Whether it means buying a ready-made property, renovating a hidden gem, or building something entirely new, the journey has its own set of opportunities and considerations.

Swoffers often collaborates with JG Architecture, working together to guide relocators through the planning, design and technical building process – from identifying the right property to designing and delivering a home tailored to their needs.

Early collaboration is key

Alex Stuart, Open Market Negotiator at Swoffers, says many clients arrive with the same question: “What’s possible here?”

Alex: “Some people plan to move into a property exactly as it is. Others arrive with a vision for their ideal home that will need extending, remodelling, or rebuilding entirely. Our role is to find the right starting point, and working with an experienced architectural practice from day one means clients can make informed choices straight away.”

James Gavey, Director of JG Architecture, often joins the process before a purchase is even agreed. “We would visit a property with or on behalf of the potential purchaser to assess its potential, advise on what the planning guidelines will allow, and outline the likely budget. That early input will be realistic feedback and confirm feasibility which hopefully provides comfort for such a large investment.”

Understanding planning in Guernsey

For many relocators, Guernsey’s planning system is new territory. The island’s policies are designed to protect its unique character and environment, with requirements that can vary between marked main and local centres.

James explains: “Some sites have heritage constraints, others are within environmental protection zones. Our job is to interpret the rules so clients understand their options while still delivering their vision.”

Planning applications typically take several months to process, so factoring these timeframes into move-in plans is essential.

Renovate or build new?

Choosing between renovating an existing home and starting from scratch all depends on the existing building conditions.

James: “Renovations/restorations are great for blending original character with modern comfort, while a new build will bring complete control over layout, energy efficiency, and finishes. The approach will often be dictated by the site complexities, infrastructure and ultimately the client brief that best suits the client’s lifestyle and priorities.”

Whatever the choice, understanding a property or site’s potential before committing to purchase is critical.

Timelines, budgets, and island logistics

Guernsey’s smaller supply chain means careful scheduling is key.

James: “A modest renovation might take six months once work starts, whereas a large new build could take 18 months or more. Working together with the agent from the outset, we can plan efficiently and sometimes overlap stages to save time.”

Budget management is another priority. JG Architecture works with clients to set realistic expectations, factoring in estimated construction costs, professional fees, permits, and contingencies, with regular cost reviews throughout the project.

Style and sustainability

Design preferences vary – some want to blend in with Guernsey’s traditional architecture, while others prefer a bold, contemporary look.

James: “The most successful designs respect their surroundings but still reflect the client’s personality. We’re also seeing increased interest in sustainable solutions such as alternative thermal build ups and heat sources.”

Three top tips for relocators

James offers clear advice for relocators looking to purchase a property in Guernsey:

  1. Engage early –  speak to your estate agent and gain architectural advice before you purchase.
  2. Think long-term – design for future needs, whether that’s family growth, accessibility, or flexible workspaces.
  3. Trust the process – relocation can be complex, but with the right professionals it’s an exciting, rewarding journey.

Alex agrees: “It’s not just about finding a house, it’s about creating a home that works for you. With the right guidance, you can make confident decisions and really enjoy the process.”

A place to call home

Guernsey offers more than just beautiful scenery, it’s a place where quality of life is front and centre. By combining Swoffers’ market expertise with JG Architecture’s experience, relocators can take the guesswork out of the process and focus on enjoying their new chapter.
